Where Havertown roofs leak

The stain on your ceiling is rarely right under the hole. Water runs along rafters and decking first, so we trace it back to the source. On Havertown houses, it's usually one of these.

Stone chimneys

Dried-out sealant, counterflashing pulling away from the mortar joints, or no cricket behind a wide chimney.

Dormer walls

Step flashing where a Cape or colonial dormer meets the main roof, often hidden behind siding or trim.

Twin party-wall seam

The joint between your roof and your neighbor's, especially after one side was redone.

Porch tie-ins

Where a low-slope porch or addition roof meets the house wall, and where its membrane meets shingles.

Ice dams at the eaves

Philadelphia-area winters average about 23 inches of snow, with January lows in the mid-20s °F (NWS normals for Philadelphia International Airport). Freeze-thaw cycles can build ice at the gutter line that backs meltwater under the shingles. That's why the Township's roof addendum asks for ice shield at least 24 inches inside the exterior wall line on a new roof.

Why does my roof leak only in heavy, wind-driven rain? Leaks that appear only in wind-driven storms usually come from flashing rather than the shingles. Common culprits are a chimney counter-flashing that has pulled out of the mortar, step flashing at a dormer wall, or the seam where one half of a twin meets the other. Wind pushes water sideways under those joints. A targeted flashing repair often fixes it.

Can a chimney leak be fixed without replacing the roof? Usually. Most chimney leaks on Havertown's stone and brick chimneys come from failed step or counter-flashing, cracked mortar joints, or a missing cricket behind a wide chimney. These can be re-flashed or rebuilt on their own. Replacement only makes sense if the surrounding shingles are also near the end of their life.

Repair or replace? How we make the call

A repair makes sense when the problem is local (one flashing detail, a few blown-off shingles, a cracked boot) and the rest of the roof still has life in it. Replacement makes sense when:

  • the shingles are worn out across the roof, so patches just move the leak;
  • you've had several leaks in different spots;
  • the deck is soft in more than one area; or
  • matching shingles aren't available, and a repair would stand out on a visible slope.

We'll tell you what situation you're in. If it's a repair, we'll quote the repair, not sell you a roof. If replacement is the right call, see how we replace roofs in Havertown.

What to tell us about the leak

  • Photos of the stain or drip, and of the roof from the street if you can safely take one
  • When it leaks: every rain, only heavy storms, only wind from one direction, or only during snowmelt
  • Easy attic access, if you have it
  • Roughly how old the roof is, and any repairs done before

Repair questions

Can you match my existing shingles?
Often closely, but shingle colors and lines get discontinued, and older shingles fade. On a back slope a near-match is usually fine. On the front of the house we'll show you the options before we touch anything.
My neighbor just replaced their half of the twin and now I have a leak at the seam. Can you fix it?
Usually, yes. The seam needs to be re-detailed so water can't track between the two roofs. We'll look at both sides of the line, from your property, and explain what we find. See how twin seams are detailed.
Do you repair flat porch roofs?
Yes. Low-slope porch roofs are repaired with materials compatible with the existing membrane, or replaced if the membrane has failed.
Do roof repairs need a Township permit?
Check with Haverford Township Building & Codes before small repair work; the Township's roof addendum asks for the portion of roof to be repaired or replaced. Larger repairs and all replacements go through the Township permit process described in our permit guide.

A photo of the ceiling stain and a note on when it drips (every rain, or only in wind-driven storms) helps a lot.
